The Greater New Orleans market has only experienced a .35% increase in 2008 and a 1.78% increase in 2009. People in New Orleans have grown accustomed to the higher insurance rates and just factor this in when purchasing a home anywhere in the New Orleans area including St. Tammany Parish. Insurance companies are coming very close to gouging consumers and more regulation of the insurance industry is being considered by many in public office. Another aspect of good news is that home buyers are enjoying historically low interest rates which makes it possible to buy a new home despite the cost of homeowner's insurance.</description> <dc:publisher>No publisher</dc:publisher> <dc:creator>rebekahnola</dc:creator> <dc:rights></dc:rights> <dc:subject>coverage</dc:subject> <dc:subject>home owner's</dc:subject> <dc:subject>house</dc:subject> <dc:subject>rate</dc:subject> <dc:subject>cost</dc:subject> <dc:subject>rising</dc:subject> <dc:subject>home</dc:subject> <dc:subject>insurance</dc:subject> <dc:subject>homeowner's</dc:subject> <dc:subject>housing</dc:subject> <dc:subject>hurricane</dc:subject> <dc:subject>gouging</dc:subject> <dc:subject>increase</dc:subject> <dc:subject>regulation</dc:subject> <dc:subject>New Orleans</dc:subject> <dc:subject>rates</dc:subject> <dc:subject>low</dc:subject> <dc:subject>interest</dc:subject> <dc:subject>policy</dc:subject> <dc:subject>new</dc:subject> <dc:subject>percentage</dc:subject> <dc:subject>earthquakes</dc:subject> <dc:subject>build</dc:subject> <dc:subject>Realtor</dc:subject> <dc:subject>home owner</dc:subject> <dc:subject>home owners</dc:subject> <dc:subject>houses</dc:subject> <dc:subject>increases</dc:subject> <dc:subject>hurricanes</dc:subject> <dc:subject>Hurrican Rita</dc:subject> <dc:subject>homes</dc:subject> <dc:subject>St. Tammany Parish</dc:subject> <dc:subject>builds</dc:subject> <dc:subject>builder</dc:subject> <dc:subject>homeowners</dc:subject> <dc:subject>costs</dc:subject> <dc:subject>2006</dc:subject> <dc:subject>2007</dc:subject> <dc:subject>policies</dc:subject> <dc:subject>Hurricane Katrina</dc:subject> <dc:subject>2008</dc:subject> <dc:subject>2009</dc:subject> <dc:subject>builders</dc:subject> <dc:date>2012-01-15T23:18:04Z</dc:date> <dc:type>News Item</dc:type> </item>

Home sales have remained the same from the 2nd quarter of 2010 to the 2nd quarter of 2011. Average home prices have gone down, but that has more to do with financing a specific price range than the value of homes going down. Retail sales are up. Unemployment is up, but recent activity shows small businesses (25 - 80 employees) expanding and hiring in St. Tammany Parish. </description> <dc:publisher>No publisher</dc:publisher> <dc:creator>rebekahnola</dc:creator> <dc:rights></dc:rights> <dc:subject>unemployment</dc:subject> <dc:subject>resident</dc:subject> <dc:subject>percent</dc:subject> <dc:subject>national</dc:subject> <dc:subject>period</dc:subject> <dc:subject>sale</dc:subject> <dc:subject>high</dc:subject> <dc:subject>rate</dc:subject> <dc:subject>economy</dc:subject> <dc:subject>pricing</dc:subject> <dc:subject>statistic</dc:subject> <dc:subject>home</dc:subject> <dc:subject>statistics</dc:subject> <dc:subject>higher</dc:subject> <dc:subject>single-family</dc:subject> <dc:subject>state</dc:subject> <dc:subject>low</dc:subject> <dc:subject>sold</dc:subject> <dc:subject>build</dc:subject> <dc:subject>jobs</dc:subject> <dc:subject>retail</dc:subject> <dc:subject>price</dc:subject> <dc:subject>sales</dc:subject> <dc:subject>job</dc:subject> <dc:subject>prices</dc:subject> <dc:subject>grow</dc:subject> <dc:subject>St. Tammany Economic Development Foundation</dc:subject> <dc:subject>building</dc:subject> <dc:subject>homes</dc:subject> <dc:subject>lower</dc:subject> <dc:subject>quarter</dc:subject> <dc:subject>builds</dc:subject> <dc:subject>permits</dc:subject> <dc:subject>builders</dc:subject> <dc:subject>builder</dc:subject> <dc:subject>second</dc:subject> <dc:subject>grows</dc:subject> <dc:subject>permit</dc:subject> <dc:subject>residents</dc:subject> <dc:subject>St. Tammany Parish</dc:subject> <dc:subject>averages</dc:subject> <dc:subject>average</dc:subject> <dc:date>2011-10-26T22:34:30Z</dc:date> <dc:type>News Item</dc:type> </item>

Because of the loss of both population and jobs, New Orleans' ranking surprised many people. Jobs in New Orleans have risen 3.5% since 2006, mostly due to the rebuilding of the hurricane-torn city as well as the population growth because of the rebuilding process.</description> <dc:publisher>No publisher</dc:publisher> <dc:creator>rebekahnola</dc:creator> <dc:rights></dc:rights> <dc:subject>Forbes Magazine</dc:subject> <dc:subject>second-best</dc:subject> <dc:subject>2nd</dc:subject> <dc:subject>second</dc:subject> <dc:subject>growth</dc:subject> <dc:subject>Louisiana</dc:subject> <dc:subject>best</dc:subject> <dc:subject>city</dc:subject> <dc:subject>metropolitan</dc:subject> <dc:subject>for</dc:subject> <dc:subject>rebuild</dc:subject> <dc:subject>Metairie</dc:subject> <dc:subject>rebuilds</dc:subject> <dc:subject>rebuilding</dc:subject> <dc:subject>jobs</dc:subject> <dc:subject>big</dc:subject> <dc:subject>job</dc:subject> <dc:subject>cities</dc:subject> <dc:subject>population</dc:subject> <dc:subject>building</dc:subject> <dc:subject>places</dc:subject> <dc:subject>New Orleans</dc:subject> <dc:subject>place</dc:subject> <dc:date>2011-05-31T22:50:57Z</dc:date> <dc:type>News Item</dc:type> </item>

Building a new home by a new home builder can be challenging in this economic atmosphere, but there could be hope on the horizon.</description> <dc:publisher>No publisher</dc:publisher> <dc:creator>rebekahnola</dc:creator> <dc:rights></dc:rights> <dc:subject>units</dc:subject> <dc:subject>foreclosure</dc:subject> <dc:subject>house</dc:subject> <dc:subject>rate</dc:subject> <dc:subject>home</dc:subject> <dc:subject>unit</dc:subject> <dc:subject>buyers</dc:subject> <dc:subject>built</dc:subject> <dc:subject>housing</dc:subject> <dc:subject>start</dc:subject> <dc:subject>build</dc:subject> <dc:subject>foreclose</dc:subject> <dc:subject>Census Bureau</dc:subject> <dc:subject>new</dc:subject> <dc:subject>permit</dc:subject> <dc:subject>houses</dc:subject> <dc:subject>market</dc:subject> <dc:subject>foreclosed</dc:subject> <dc:subject>buyer</dc:subject> <dc:subject>builders</dc:subject> <dc:subject>properties</dc:subject> <dc:subject>projects</dc:subject> <dc:subject>building</dc:subject> <dc:subject>homes</dc:subject> <dc:subject>builds</dc:subject> <dc:subject>permits</dc:subject> <dc:subject>starts</dc:subject> <dc:subject>builder</dc:subject> <dc:subject>annual</dc:subject> <dc:subject>project</dc:subject> <dc:subject>credit</dc:subject> <dc:subject>figures</dc:subject> <dc:subject>real estate</dc:subject> <dc:subject>property</dc:subject> <dc:subject>starting</dc:subject> <dc:date>2011-05-31T22:50:51Z</dc:date> <dc:type>News Item</dc:type> </item>

The designation requested was an A-4A designation which allows up to 6 homes/acre lot. However, the developers - 110 Capital Pool 2 LLC, Team Management LLC and Benjamin Thomas and his wife - are only planning on building 3 homes/acre on 60 x 120 lots. There were a few holdouts in the local community, trying to prevent this vote from happening, saying it was an example of poor urban sprawl, but the developers assured the local Covington community that their new subdivision would contain six acres of green space, a 2.6-acre detention pond and a utility site more than an acre in size. The final subdivision will have 185 new homes after the development is complete.</description> <dc:publisher>No publisher</dc:publisher> <dc:creator>rebekahnola</dc:creator> <dc:rights></dc:rights> <dc:date>2011-03-23T04:13:20Z</dc:date> <dc:type>News Item</dc:type> </item>

Builders' awareness of the up and coming baby boomer market was greatly sensitized to the enormous amount of empty nesters that are now entering the housing market. By building homes that address the needs of people growing older and less mobile but not calling it handicap accessible homes, Universal Design has become a popular catch-phrase that reaches out to home buyers of all ages (including children). Even some of the accessories that were often thought of as helpful to children will now be helpful for someone who is wheelchair bound. Builders can now market and sell homes that are universally designed to address home buyers of all ages.</description> <dc:publisher>No publisher</dc:publisher> <dc:creator>rebekahnola</dc:creator> <dc:rights></dc:rights> <dc:subject>Hearthstone Homes by Ron Lee</dc:subject> <dc:subject>force</dc:subject> <dc:subject>clients</dc:subject> <dc:subject>boomers</dc:subject> <dc:subject>constructing</dc:subject> <dc:subject>remodel</dc:subject> <dc:subject>house</dc:subject> <dc:subject>energy</dc:subject> <dc:subject>st.</dc:subject> <dc:subject>NAHB</dc:subject> <dc:subject>environmental</dc:subject> <dc:subject>IBS 2011</dc:subject> <dc:subject>baby</dc:subject> <dc:subject>universal design</dc:subject> <dc:subject>new home buyer</dc:subject> <dc:subject>Builder in St. Tammany Parish</dc:subject> <dc:subject>want</dc:subject> <dc:subject>in</dc:subject> <dc:subject>home</dc:subject> <dc:subject>custom</dc:subject> <dc:subject>Louisiana</dc:subject> <dc:subject>New Construction</dc:subject> <dc:subject>physical</dc:subject> <dc:subject>buyers</dc:subject> <dc:subject>high end</dc:subject> <dc:subject>aging in place</dc:subject> <dc:subject>built</dc:subject> <dc:subject>new buyer</dc:subject> <dc:subject>efficient</dc:subject> <dc:subject>Builders in St. Tammany Parish</dc:subject> <dc:subject>Madisonville Builder</dc:subject> <dc:subject>efficiency</dc:subject> <dc:subject>single-family</dc:subject> <dc:subject>construct</dc:subject> <dc:subject>client</dc:subject> <dc:subject>age</dc:subject> <dc:subject>customization</dc:subject> <dc:subject>new houses</dc:subject> <dc:subject>build</dc:subject> <dc:subject>single family</dc:subject> <dc:subject>winners</dc:subject> <dc:subject>new</dc:subject> <dc:subject>technology</dc:subject> <dc:subject>independence</dc:subject> <dc:subject>remodels</dc:subject> <dc:subject>affordable</dc:subject> <dc:subject>wheelchair</dc:subject> <dc:subject>perception</dc:subject> <dc:subject>older adults</dc:subject> <dc:subject>necessity</dc:subject> <dc:subject>real estate</dc:subject> <dc:subject>constructs</dc:subject> <dc:subject>aging-in-place</dc:subject> <dc:subject>Livable Community Awards</dc:subject> <dc:subject>houses</dc:subject> <dc:subject>control</dc:subject> <dc:subject>construction</dc:subject> <dc:subject>boomer</dc:subject> <dc:subject>Covington Builder</dc:subject> <dc:subject>buyer</dc:subject> <dc:subject>technologies</dc:subject> <dc:subject>choice</dc:subject> <dc:subject>tammany</dc:subject> <dc:subject>Mandeville Builder</dc:subject> <dc:subject>buying</dc:subject> <dc:subject>50+</dc:subject> <dc:subject>building</dc:subject> <dc:subject>homes</dc:subject> <dc:subject>lifestyle</dc:subject> <dc:subject>builds</dc:subject> <dc:subject>National Association of Home Builders</dc:subject> <dc:subject>AARP</dc:subject> <dc:subject>House</dc:subject> <dc:subject>builder</dc:subject> <dc:subject>work</dc:subject> <dc:subject>st</dc:subject> <dc:subject>high-end</dc:subject> <dc:subject>New Orleans</dc:subject> <dc:subject>beneficial</dc:subject> <dc:subject>parish</dc:subject> <dc:subject>builders</dc:subject> <dc:subject>housing</dc:subject> <dc:subject>new house for sale</dc:subject> <dc:subject>social</dc:subject> <dc:date>2010-10-18T22:04:52Z</dc:date> <dc:type>News Item</dc:type> </item>
